High earner buyers in their 30’s and 40’s love to live in this area and are the target buyers for Rockridge neighborhood. Average price for a condominium in Rockridge is close to $850,000 to $900,000, as of August 2022. Bungalow style homes for with two bedrooms, that are around 1100 to 1500 Sq. Ft sell for around $1,500,000. This is a posh neighborhood and homes don’t come cheap. if you're looking to have an upgraded 3-bedroom house with a good size backyard you are looking close to $2 million price range with an average price per Sq. Ft of close to $1000. Of course, there are always deals that comes to the market for a bargain price but in this neighborhood they don’t last long.
Most of homes in this neighborhood are California bungalow and craftsman styles and have a medium size backyard. They have charming feel of early 1900 architecture, and based on my experience most of them are tastefully upgraded. One of the nice features of this neighborhood is its walkability to College Ave. This street stretches over a mile in the heart of Rockridge and Bart station sits right in the middle of it. Rows of wonderful restaurants (some of them of Michelin starts, popular café and tea shops, specialized or essential businesses and boutiques makes this stretch a popular place for locals. I love to take my friends or my out of state guests to College Ave for a stroll of half a day of fun. There is so much to discover and love in Rockridge.
